1300 Marshall Street
Westside Junior High Limited Partnership;
Fennell Purifoy Hammock Architects
Contractor: Champion Builders, Inc.
Scope of Project:
Westside Lofts developed from the
Junior High School building; a three-storied, classical composition designed by Theo Sanders and built in 1917. The building is on the National Register of Historic Places, and now, rather than being empty, has been restored and renovated into 43 multifamily loft apartments. Vanadis 3 served as turn-key developer for the $5 million project, providing consulting assistance, financial packaging, project management and initial tenant lease-up services.
Vanadis 3 worked with project team members to turn this 97,000 square foot, empty school building into a vibrant multifamily residence that provides creative living and working space and meets the demands of the rental housing market. The project began in January 2003 and was dedicated in December 2003. It has been a rapid success, evidenced by the fact that Westside Lofts were leased to full capacity with five months of opening.
