Scope of Project: The purpose of this $7 million development was to restore the historic Hot
Springs High School, a National Register of Historic Places building constructed in 1914. President William Jefferson Clinton graduated from the historic Hot Springs High School building in 1964. After being vacant for almost a decade, Vanadis3 directed the renovation of this 90,000 square foot school building into a two-phase residential and commercial development.
Vanadis 3 served as the turn-key developer responsible for coordinating design work, financial packaging, construction management, and tenant lease-up services.
Result: Phase I, open since October 2000, renovated the Junior High School Annex Building into 38 multifamily loft apartments for use by area artists and their families. The key to the development’s marketability is its substantial use of open, inviting floor plans that take advantage of large amounts of natural light.
Phase II brought to life the dormant 46,000 square feet of the main high school building. Now, patrons can enjoy commercial art studio space, gallery space, a museum and a performance theater with balcony seating
